New and renovated properties are dirty in a specific way
Construction and renovation leave fine dust in places that ordinary cleaning never reaches, and it keeps reappearing for weeks. It sits on top of door frames, inside cabinet runners, in light fixtures, in air vents and inside the ductwork itself.

Record the condition too
Photograph the state of things that will wear or get damaged: floors, counters, furniture, walls, appliances, outdoor surfaces. Close enough to see existing marks.
That is your damage baseline. When a guest scuffs a wall or chips a counter, the argument about whether it was already there is settled by an image dated before anyone stayed.

Expect the first few turnovers to reference it
Hand the cleaner the photo set and the inventory at the same time as the keys. The launch clean is only worth what you do with the documentation it produced, and owners who take the photographs and never share them have bought a very expensive tidy-up.
